We screen prospective residents by checking their credit history, conducting background checks, verifying employment/income, and reviewing rental history. Screening is one of the most important aspects of Property Management, we take it very seriously and do everything we can to place high-quality residents.

We process Owner Distributions on the 15th of every month. Before depositing the rental income into your bank account, we deduct our management fee of 9%. We only charge a fee on rent collected.

Happy residents are the key to minimizing turnover and maintaining the stability of your investment. We offer advance tech, resident rewards, and we respond promptly to all maintenance issues.

Residents will submit all work orders through their Resident portal. We will coordinate all maintenance and keep you updated every step of the way. We have amazing local partners - any jobs under $300 will be completed by our preferred vendors. In the event a repair exceeds $300, we will provide quotes for approval prior to work done. We require $300 per property in Maintenance Reserves.

Rent is due on the 1st of the month. Rent is considered late on the 2nd of the month. A late fee will be applied to all delinquent accounts on the 6th of the month. Our Residents are almost always on time! We make it easy for Residents to set up auto-pay and we offer points/rewards when rent is paid on time.

Our eviction rate is extremely low due to our screening and communication with residents. In the event we must evict a resident, we manage the entire process. Our team will coordinate every step with the attorney, handling all aspects of the eviction on your behalf. We will file all necessary paperwork and represent you in court.

Ultimately it is always up to you to determine the pet policy of your property. However we highly recommend allowing pets whenever possible. Not only does this significantly impact your pool of potential renters, it can be a source of additional income. We charge $10/pet/month in addition to a refundable $250 deposit per pet.

All security deposits are held in a separate trust account, as per NC Law. The minimum security deposit is 1 month's rent.
